As the name implies, this is the time to make sure the dream home you have elected to purchase is in satisfactory working condition, and it's your last chance to make sure any repairs that were agreed upon have been taken care of. This all important stage of the final walkthrough in the home-buying process comes at a time that is hectic, but it's in your best interest to do it right. So, slow down, take a deep breath, and begin this final step with a clear head.

One of the first things you should do is make sure all the appliances throughout the home are in working order. Turn on the dishwasher. Run the sink. Open the refrigerator. Run the garbage disposal. You don't want to run into any unexpected costs that will severely hinder this summer's vacation getaway to Hawaii. Oh, this also includes flushing all the toilets. You may be able to spot an otherwise hard-to-detect plumbing problem.

Turn on all the light switches as you walk through the house. You may also consider bringing along a tester to check all electrical plug outlets.

Check the heating and air conditioning system. To avoid one of the most costly home repairs, remember to check the outdoor unit and furnace for signs of malfunction.
