The cost per square foot is oftentimes higher in a smaller home versus a larger home. This is because when a builder constructs a larger home, the cost of things like the furnace or kitchen is spread over more square footage. It can also cost less to build a double story home when compared to a single story simply because a double story will have a smaller roof and foundation.
